Phase 1 vs Phase 2

Phase 1 — required for all

A visual inspection by a Florida-licensed engineer or architect of the building's exterior and accessible interior for signs of substantial structural deterioration. Required at 25/30 years and every 10 years after.

Phase 2 — conditional

Triggered only if Phase 1 finds substantial deterioration. Involves a more detailed assessment of affected components and sets a repair timeline the association must follow.
